Every apartment renovation Buildsmith® delivers includes the full Owner Association (OA) NOC pack as part of the contract — not as an extra line item, not as the client's responsibility. That covers the contractor registration, security passes, lift-booking schedule, working-hour permit, water-shut-off coordination, common-area protection plan, waste-disposal routing and insurance certificate submission. Each tower has its own OAM rulebook — Marina Promenade is not Burj Khalifa, JBR is not Business Bay — and we hold active vendor relationships across the most-trafficked Dubai towers so the NOC pack lands fast.
Studio, 1-BR, 2-BR, penthouse — same delivery model, different envelope
Studio renovations start for paint-and-vanity refreshes andfor full transformations with kitchen rebuild and engineered flooring. 1-BR renovations start for cosmetic upgrades — wall paneling, crown molding, painted finishes, ceiling cove, feature lighting — andfor structural modifications, full kitchen and bathroom rebuilds, partition reworks and smart-home integration. 2-BR, 3-BR, duplex and penthouse renovations are quoted bespoke after building survey, with budgets typically starting at and exceeding for full penthouse rebuilds.
Authority pathway — DM, DDA, OAM, DEWA and Trakhees, sequenced from day one
The five bodies you'll meet during a Dubai apartment renovation are your Owner Association Manager (OAM), Dubai Municipality (DM), Dubai Development Authority (DDA) for areas like JLT, TECOM and Sports City, Trakhees for Palm Jumeirah, Discovery Gardens and other Nakheel developments, DEWA for electrical and water modifications, and where ceiling smoke-detector layouts change, Dubai Civil Defence (DCD). Buildsmith® holds approved-vendor relationships across these bodies and submits, follows up, attends inspections and closes certifications under our own scope. Authority and OA fees are passed through at cost, with documentation included in your handover pack — required for resale, insurance and tenancy renewal.
