Custom furniture in the UAE has historically been a quality lottery — a few excellent workshops surrounded by many that interpret "custom" as "we'll see how it turns out". Architects and operators learn to specify carefully, accept imperfect outcomes, or pay European-import premiums for guaranteed standards. We built our workshop to remove that trade-off.

Buildsmith®'s custom furniture workshop manufactures bespoke pieces across nursery and educational furniture, office and commercial furniture, retail fixtures and display, hospitality FF&E, and residential joinery. Every piece is drawn, specified, fabricated, finished and certified in our own facility — by trades on our payroll, not subcontracted.

Materials and finishes span solid timber (FSC-certified), hardwood veneers, lacquer in any RAL or NCS colour, melamine and HPL finishes, stainless-steel and powder-coated metalwork, glass, leather and certified soft elements. Every commercial piece is certified to the relevant EN standard (EN 1729 for educational, EN 16139 for seating, EN 14749 for storage); every fire-rated commercial application meets BS EN 13501.

A boardroom table takes 3–5 weeks from sign-off; a residential wardrobe run takes 4–6 weeks; a reception desk with stone and metalwork takes 6–8 weeks; a full hotel guest-room FF&E programme for 80 keys takes 8–12 weeks. These timelines are the workshop-floor reality — not the sales brochure.

Every piece is designed, specified and fabricated by the same team. That means an architect who specifies an unusual veneer match or a difficult joint detail gets it executed, not substituted. Our workshop exists because the standard UAE market compromise between "cheap and local" or "expensive and imported" left out a third option: architect-grade, compliance-certified, UAE-manufactured.

BS 5852 Fire-Rated Furniture & BS EN 13501 — Commercial Compliance

Contract furniture for UAE commercial use — hotels, restaurants, offices, retail, education — must meet BS 5852 (ignition source 0 and 5 for upholstered pieces) and BS EN 13501 (fire-classification on finishes and upholstery substrates). Hotel brand standards typically specify IS0/IS5 pass certification on every upholstered piece; Civil Defence inspections in Dubai verify it.

Every commercial piece we build ships with the relevant test certification — IS0/IS5 pass certificates on upholstery, fire-classification ratings on paints and lacquers, CE marking where import applies, and ESMA conformity for UAE entry. You can sub-contract fire-compliance documentation after the fact from a third party — or we can build the compliance in from day one, which is cheaper, faster and doesn't leave you renegotiating with the Civil Defence inspector three weeks before a hotel opening.

FSC Timber, Matched Veneers, and the Details That Separate Good from Great

Architects who specify custom furniture care about details most operators never see: FSC or PEFC chain-of-custody timber for ESG reporting, veneer-matched grain patterns for visual coherence, grain direction calculated to hide joint lines, lacquer build-ups of 5–7 coats for depth of finish, hidden Blum hardware throughout, and edge profiles sanded through three grit stages before finish application.

Do you supply certificates with the furniture?

Yes — every commercial piece comes with a certificate pack: EN 1729 / EN 14749 / EN 16139 compliance certificate, fire rating where applicable (BS EN 13501, BS 5852), materials specification, finish details and QA sign-off. Required for KHDA / ADEK / SPEA inspections and for many corporate fit-out audits.

Can you match an existing piece, finish or brand color?

Yes — color-match, veneer-match and finish-match are routine in our workshop. We can replicate to RAL, NCS, Pantone or sample. For matched-grain veneer we source from the same log when possible. Logo embroidery, engraving and brand-livery integration are standard scope.

Do you do upholstery?

Yes — in-house upholstery for residential and commercial seating. Commercial work is delivered in BS 5852 ignition-source-rated fabrics with full fire certification, OEKO-TEX-certified textile components and antibacterial-treated finishes for healthcare and education applications.

Can you handle tight project deadlines?

Yes — we prioritise our workshop production around project sign-offs. For program-critical scopes we run extended shifts and dedicate production lines. Lead times can be compressed by 20–30% with prior commitment. The academic calendar and lease commencement don't move — and neither does our handover commitment.

How do you finish exposed edges on bespoke joinery?

Edge treatment is the detail that separates workshop-grade joinery from commodity imports. Standard finishes are 2 mm ABS edging for laminate fronts, matched-grain veneer wrap for hardwood pieces, solid timber lipping for high-wear edges, and polished bevel for solid-surface and stone tops. For school and nursery work we add rounded radius profiles, anti-trap hinges and anti-tip bases. Every edge is sanded through three grit stages before finish application — the difference between a piece that looks right at year ten and one that doesn't.

Do you do reception desks and boardroom tables for offices?

Yes — bespoke reception counters, welcome desks, concierge stations, boardroom tables, meeting tables, video-conference tables with integrated AV cabling, executive desks, trader desks and credenzas. Stone, veneer, lacquer, solid surface and metalwork — fabricated end-to-end in our UAE workshop.

Can you integrate AV, power and data into bespoke worktops?

Yes — cable management, wireless charging pads, AV pop-ups, power and data sockets, and floor-to-tabletop cable risers are all integrated into the worktop edge profile or surface during workshop fabrication, not retrofit on site. This is one of the most common detail failures we re-fix on inherited projects — surface-mounted cable trays after the fact look exactly like surface-mounted cable trays.

What's the warranty on bespoke furniture?

Minimum 12-month workmanship warranty on every piece we manufacture, plus pass-through manufacturer warranties on hardware (Blum and Hettich hinges typically 10-year, Häfele runners 5-year), engineered worktops (25-year material warranty on Caesarstone, Silestone, Compac), upholstery (BS 5852 foam carries 5-year structural warranty under normal commercial use), and imported European specialist pieces (whatever the brand specifies).
